Orchard Street completes two lettings in quick succession at Three Arlington Square, as occupier demand for fitted Cat-B plug and play space remains robust

Orchard Street Investment Management (‘Orchard Street’), the specialist commercial property investment manager, has completed two lettings at newly refurbished Three Arlington Square in Bracknell, Thames Valley, leasing just under 3,500 sq ft of space in testament to the continued resilience of the South East commercial property market. 



Multinational conglomerate General Electric is taking c. 2,080 sq ft of space on a 2-year lease across the fourth floor suite in the building. Recruitment consultancy Tiro Partners is taking 1,400 sq ft of space on a 5-year lease, also on the fourth floor, as part of its expansion plans. General Electric and Tiro are the latest additions to Three Arlington Square’s vibrant occupier mix, with occupiers including Ivanti, Bridgethorne and iHasco, which took almost 10,000 sq ft of space in the building last year.



These lettings follow a comprehensive and ongoing floor-by-floor refurbishment of the property, which has included the installation of a new triple-height reception and 4,000 sq ft of attractive, fitted and furnished Cat-B plug and play workspace areas across the fourth floor. Over the coming months, Orchard Street will also be upgrading 27,000 sq ft of workspace across the ground and third floor of the property and installing its popular fitted plug and play offerings across part of the space, with workspaces starting from 1,500 sq ft to continue to appeal to a range of different sized companies. This project also aligns with Orchard Street’s responsible investment strategy of refurbishing and redeveloping existing building stock where possible to preserve assets and limit the Company’s environmental impact. 



Featuring full access raised floors, three lifts, high-quality air conditioning systems and plentiful parking, the property is just five minutes’ walk from Bracknell railway station and sits close to the M4 and M3 motorways as well as offering access to Heathrow Airport and Central London within 27 and 55 minutes by train. The building is also adjacent to Bracknell’s newly regenerated one million sq ft shopping destination, The Lexicon, and benefits from its numerous retail and leisure offerings.
