Belvedere in Manchester secures two more tenants

28 September 2009

Orchard Street Investment Management, a leading UK specialist commercial property investment manager, has secured two more tenants at its landmark office building, Belvedere in Manchester city centre. Altium Capital, a pan-European investment banking group, has taken 3,976 sq ft on the sixth floor on a 10 year lease. Additionally, one of the world’s leading debt consolidation companies, Arrow Global has taken 6,091 sq ft also on the sixth floor on a 10 year lease.

These lettings follow on from the recent deal agreed with Watson Wyatt, who relocated to the Grade A building in one of the biggest office city centre lettings of the year, currently occupying 15,427 sq ft. Belvedere is also home to office furniture providers, Steelcase.

WHR Property Consultants and Jones Lang LaSalle are the joint letting agents. Quoting rental levels for the building are at £28.50 per sq ft.

Phillip Rodger, Head of Asset Management at Orchard Street, commented:

“We are extremely pleased to welcome both Arrow Global and Altium Capital to Belvedere. The property continues to attract very good levels of interest, which underlines that Belvedere is recognised as one of Manchester’s finest buildings with the largest floor plate in the commercial core.”

Alex Russell of WHR Property Consultants added:

“These two latest lettings provide further evidence that the highest quality office space is rapidly being taken and by mid 2010 we believe that the amount of superior Grade A space in Manchester city centre will be diminished owing to the fact that there are currently no new build schemes in the pipeline.”
