Orchard Street has been successfully managing segregated accounts for some of the world's largest pension fund and wealth management clients since the firm's inception in 2004. Over this period, a relentless and structured approach to asset management has been a major contributor to our track record of outperformance. Our clients' segregated accounts are primarily managed on a discretionary basis with our services tailored to meet client requirements. 

Core Plus Mandates

We have managed Core+ real estate mandates for major institutional investors, assembling and actively managing diversified portfolios of high-quality UK assets. Spanning a broad range of sectors across the UK, we focus on assets with strong underlying fundamentals where active management, leasing initiatives and selective capital investment can improve income quality, capture reversion and support future growth. In each case, the objective was to combine resilient cash flow with measured upside through disciplined execution and hands-on asset management.

Special Situations Funds

We have managed opportunistic mandates designed to capitalise on special situations across the UK real estate market. Focusing on assets with significant active management potential, the special situations funds have targeted opportunities characterised by market dislocation and asset distress. Drawing on deep market knowledge and extensive deal flow, we apply a hands-on approach to asset selection and repositioning, in order to enhance performance and generate attractive risk-adjusted returns.

Long income Strategy

Over a three‑year period, we assembled a diversified portfolio of long‑leased property through a combination of fundings and direct acquisitions to deliver resilient and inflation-linked income. The portfolio spans a broad geographic and sectoral mix—including supermarkets, hotels, care homes, and logistics —all selected for their resilient income profiles and strategic market positioning.  We have also been able to implement value‑enhancing initiatives through tenant engagement to strengthen both asset performance and long‑term occupier relationships.
